Amazon Seller Services Private Limited has taken on lease over 4.17 lakh sq ft of warehouse space in Bhiwandi, near Mumbai. The total rental value of the nine-year lease is estimated to be more than ₹162 crore.
Mumbai: Amazon Seller Services Private Limited has leased more than 4.17 lakh sq ft of warehouse space in Bhiwandi, near Mumbai, in a deal with an estimated rental value of over ₹162 crore for a period of nine years, according to property registration documents accessed by CRE Matrix.
The warehouse has been taken on lease from Ecobox Industrials Asset V Private Limited. As per the registration documents, the lease started on June 11, 2026, while the agreement was officially registered on June 29, 2026.
The facility is located in the Dohale and Bokhari villages of Bhiwandi, one of India's largest warehousing and logistics markets. The property offers a chargeable area of more than 4.17 lakh sq ft, making it a significant addition to Amazon's logistics network in the Mumbai Metropolitan Region.
According to the documents, Amazon Seller Services will pay a monthly rent of ₹1.27 crore, calculated at ₹30.34 per sq ft. The rent payments are scheduled to begin on October 11, 2026.
The company has also deposited a security amount of ₹3.80 crore as part of the lease agreement.
The lease agreement includes an annual rental escalation of 5%. In addition to the base rent, Amazon will pay common area maintenance (CAM) charges of ₹2 per sq ft per month.
Taking into account the annual rent increases over the nine years, the total rental commitment is estimated to be more than ₹162 crore.
An email seeking comments was sent to Amazon Seller Services Private Limited and Ecobox Industrials Asset V Private Limited. Their responses were awaited at the time of publishing.

Bhiwandi has become one of India's most important warehousing destinations due to its excellent road and port connectivity. The location provides quick access to the Mumbai-Nashik Highway, the Mumbai-Nagpur Samruddhi Expressway, and the Jawaharlal Nehru Port Authority (JNPA), making it ideal for logistics and e-commerce operations.
Many leading companies, including Zomato, DMart, DHL, and Delhivery, already operate large warehouses in the region, highlighting Bhiwandi's growing importance as a logistics hub.
The Mumbai warehousing market has witnessed several large leasing transactions over the past year.
In December 2025, Adani Logistics Ltd leased 66,250 sq ft of warehouse space to DMart (Avenue Supermarts Limited) in Raigad district near Mumbai. The lease was signed for nearly 28 years, with a total rental value exceeding ₹100 crore, according to property registration documents accessed by CRE Matrix.
Earlier, in November 2025, Zomato Hyperpure Private Limited leased approximately 5.53 lakh sq ft of warehouse space in Bhiwandi at a monthly rent of around ₹1.7 crore, reflecting the continued demand for large logistics facilities in the region.
With the latest transaction, Amazon further strengthens its warehousing presence near Mumbai as demand for modern logistics infrastructure continues to grow, driven by the rapid expansion of e-commerce, retail, and supply chain operations.
